I was impressed with the amount of “real world” practical information contained in this book. While I have purchased a couple of properties in the past, I had never really investigated the world of REO’s and foreclosures. This book made it easy. Well not really easy, as real estate investing takes a lot of research and investigative know-how, but it laid it all out.
This is not a “get rich quick” overnight type of book, but rather one for new every-day investors looking to secure good deals out there. I found the forms and checklists provided by Mr. Cummings to be well prepared, complete and easy to download from his website. I even changed a couple to make them more applicable to my local area. They saved me a LOT of time.
All in all, I was very impressed by this book, and will use it regularly for my real estate deals. Definitely recommended.

I have bought several foreclosure properties, and was interested is short sale techniques. This book was well put together and explained the process quite thoroughly. Author has practical experience which lends to the text credibility. Recommended for anyone looking at these types of properties.

This was exactly what I was looking for – and more! Loved the format – straight to the point, with little filler. The author provides lots of hands-on information, and useful materials to use in the field.
Downloaded the letters and checklists, and was able to customize them very easily with name and logo. A lot of sample letters and enjoyed the practical approach. I will get a lot of use out of this book.

I am only a beginning real estate investor, but found this book to be quite helpful and detailed. Many books out there only provide theory and have a lot of extra fluff. This one has a lot of good checklists and forms, and I was able to download them easily (and customize with my own personal info). Would have liked a little more on the marketing, but did find some good creative ideas for classified and internet strategies.

I think that with the economy in crisis, there are more opportunities to profit than ever before. The number of foreclosures in the market is higher than ever before. The author educates readers on the differences between foreclosures, pre-foreclosures, and short sales, and how to use them to profit from them. I really appreciate that the author tells readers the techniques shown in this book take work because other books or infomercials promise riches with little or no work. It’s not going to happen. Get realistic. There are risks involved in real estate investing. The best thing a person can do to minimize them is by getting educated on the subject.
In addition the forms, letters, and worksheets alone are worth more than this book. They can be downloaded from the author’s website in Microsoft Word format. Some of them include marketing letters to real estate agents, letters to homeowners, foreclosure tracking worksheets, and borrower authorization forms.
